Buying on the South Shore means losing three bidding wars before anyone explains how bidding wars work. I would rather explain it first.
See homes before the crowd
My Coming Soon listings appear here while the houses are still being prepared for market. Buyers on my text list hear about them first and can walk them early. No gimmick, just the advantage of working with the listing side of the street.

What I actually do for buyers
- Tell you what the house will really cost monthly, taxes and flood insurance included
- Tell you when a house is overpriced, even when you love it
- Write offers that win on terms, not just price
- Know which blocks flood, which school lines moved, and which streets back the parkway
Selling one house and buying the next?
The move-up shuffle is the hardest trade in residential real estate: two deals, one timeline, your kids in the middle. I run both sides on one calendar so the closings land where your life needs them to.
Common questions
Do I pay you anything as a buyer?
In most South Shore deals the seller’s side pays the buyer-agent fee, and where that is changing I put my fee in writing before we look at a single house. No surprises at the closing table.
How fast do I need to decide in this market?
Good houses here get decided in a weekend, but a rushed offer is how people overpay. If you are clear on your number before you walk in, you can move fast without moving blind.
Should I get preapproved first?
Yes, before we get in the car. A real preapproval is the difference between an offer that gets read and one that gets set aside. I can point you to three local lenders sellers trust.
Tell me what you are looking for
Three bedrooms near the Wantagh schools? A ranch you will never have to leave? Text me the wish list and the budget, and I will tell you which towns and blocks to watch.
