The scariest part of selling is not the showings or the boxes. It is wondering whether the number your agent gave you is real. Mine comes with the work shown.
What is your house actually worth?
Not what Zillow guesses, and not what an agent hungry for the listing promises. I walk your house and your block, pull the sales that actually compare, and hand you a written number with the comps attached. If we disagree, you will at least know exactly why.
How a sale with me runs
Walk: the walk-through and the number
One visit, one honest conversation. I look at the basement before I look at the staging. You get a written price opinion, the comps behind it, and my list-versus-likely-sale range.
Prep: show-ready, not showroom-fake
A short punch list worth doing and nothing that is not. Professional photography, a launch weekend planned in advance, and grouped showings so your life is disrupted for days, not months.
Close: offers explained, nobody rushed
Every offer lands on one sheet in plain English: price, terms, financing strength, and the risk I see in each. You decide. I negotiate. We close.
The paperwork you will actually see
- The comp sheet behind the price, every address listed
- Days-on-market data for your block, not the whole town
- Flood map and insurance reality for waterfront streets
- My commission in writing before you sign anything
Common questions
What does it cost to find out what my house is worth?
Nothing. The walk-through and the written number are free, and there is no obligation attached. Worst case, you learn what your house is worth.
Should I renovate before selling?
Usually less than you think. Most big renovations return less than they cost at sale. I will tell you which items on your list pay and which just delay your closing.
What if I need to buy at the same time?
That is half my business: move-up families selling one house and buying the next. One hand on each deal, timed so nobody sleeps in a moving truck.
Start with one text
Text me your address. I will walk the block, run the comps, and give you the number I would list at, even if the answer is “not yet.”
