Living in Massapequa

Massapequa is the biggest market I work and the one I know from childhood: the park system along the water, the canal streets south of Merrick Road, and the school district that keeps move-up families circling even when rates hurt. It is a town where three generations show up at one open house.

The thing to understand before you shop here is that Massapequa is five markets wearing one name. A canal-front colonial, a cape near the park, and a split by the parkway can be $400,000 apart. Block matters more here than anywhere else I work.

What your money buys

The median house here is worth about $693,000. In practice: capes and splits in the $500s and $600s north of Sunrise, mid-$700s for updated 4-beds near the park, and canal-front colonials that clear $1M.
