Living in Babylon
Babylon Village is the one town on this list where you can genuinely live on foot: Argyle Lake, Main Street restaurants, the dock at the end of Fire Island Avenue, and the train home. It draws the Brooklyn escape crowd and the downsizers in equal numbers.
Note the renter share: a fifth of the village rents, which means more apartments, more turnover, and more energy downtown than in the pure bedroom towns. Village taxes buy village services; know the difference when you compare listings a mile north.
What your money buys
The median is about $659,000, but the village splits sharply: south-of-Montauk charm commands the premium, while north village streets still offer real houses in the $500s.
